Every area is going down.
If you click on Home value in zillow and look at the graph of prices, all homes are at their highest in March 2020 and dropping.

As long as interest rates are around 3%, there will be far more Buyers than Foreclosure numbers.
Now $ even with a 500000 loan, it's still about $ 2000 payments per month, so it still seems like it's more profitable to buy than to dump rents every month.
The monthly payment is more influenced by the interest rate than the loan amount.

Foreclosure will double in the optimistic forecast from about Q2 next year, and more than quadruple in the pessimistic forecast, because that's what the data shows.

When that happens, real estate prices will surely fall. Is it a good idea to buy now or wait until the next year or so? After all, it is a person's life plan.

Investors are buying now, and that's why they are still buying.
They know that if things go down a little in the next couple of years, the best investment is to add a number of properties at the current low interest rates.
They are looking 10 or 15 years out.

Both investors and ordinary buyers seem to be rushing into properties for sale and cannot compete.

Like stock investors, some real estate investors are waiting for the market to fall, while others are holding for the
long term, and in the latter case, the current low interest rates are probably the best time to buy.
Cash buyer investors will wait until the second half of next year or later, while loan investors and general buyers are
rushing to sell.

I certainly envy the low interest rates in Japan, but American real estate seems to be a better investment.
