部屋を貸し出す際の注意点

最近コンドを購入しました。一人暮らしでローン返済もあるので一部屋貸し出そうと考えてます。
貸し出すのは1Bedroom、プライベートバスとガレージパーキング１代分です。
ネットのforumとか読むと、思ってるほどの収入にはならない・むしろ損する場合も十分あり得ると書いてます。
家を貸したことも借りたこともないのでどこを気をつければいいのかあまりわかりません。
大きい修理は数百ドルのデポジットでは払えないものが多いので、最後の最後に払う払わないでもめるのが怖いです。
調べてみると、友達には絶対貸さない方がいいと言う人と、知人だったらどのぐらい奇麗好きか分かるから心配が少ないと言う人
貸し出す前にattorneyに相談し、貸し出す前と後にinspectorに見てもらうべき、さらにクレジットチェックでいいクレジットヒストリーを持ってるか確認すべきと言う人と、そこまでする人いないよ！面接時に自分で判断すべき！って言う人
いろいろ意見が別れた答えが出てますが、実際皆様はどうしてるのでしょうか?
Normal tear and wearは大家が負担し、それ以上のダメージはテナントが負担すると聞いたのですが、それ以外に私が負担すべきこと・テナントが負担すべきことは何かありますか?
例えばプライベートバスの場合、バスタブやトイレが詰まったらテナントに全負担払ってもらってもいいのでしょうか?
詰まりどころが悪ければ１万ドルかかる場合もあると聞きました。テナントもごねて払わなければ、訴えることになりますが、それも安くは済まないですよね。。。
