Selling Experience Report

When I first decided to sell my house, I met with several agents. The first one gave me very little information. It was a very rundown old house, and of course I was aware that it needed to be reworked, but I was disappointed when I was coldly told that it was in a bad location and would need to be rebuilt. The next person gave us information on how much houses in the neighborhood had sold for. He advised me to ask a contractor to give me an estimate of how much a remodel would cost and said he would refer me to a contractor he knew, but I never heard from him after that. The next person gave me specific information about the price of selling the house as is and the price of selling the house after reworking it, but since each was an example of the price of only one house that sold in the neighborhood, it was not very helpful at this point. The next person told us that there are three options for selling a house （ sell as is, sell with a little rework, and sell with a lot of rework ）. In this way, I gradually acquired my own knowledge and information from these people, and I thought I had a general grasp of the market prices in the vicinity. In some malicious cases, I was told that I knew an investor who was willing to buy at this or that price in As is, and I inadvertently came close to signing a contract with the agent, only to find out that it was a lie.

And lastly, David Lee David was very convincing, very specific, and very helpful. He also gave us suggestions on how to remodel the house, looking at every corner of the house. We were told that the location was fine, but at the end, David told us that the water pipes were crawling on the roof of the house, a bizarre situation that was fatal, and no matter how much we fixed and cleaned up everything else, we would have to fix this part to sell, but we would have to fix it. However, he pointed out that even if it were fixed , it would only make it look more normal in appearance, so it might cost more, and he advised that it might be better to sell it AS IS, which almost settled my mind. No one other than David pointed this out to me. Later, a friend of David gave us a very reasonable quote for a remodel that included fixing the plumbing on the roof. When the need actually arose, I would definitely ask that contractor for help. However, my final conclusion was that remodeling was going to cost a lot anyway, so I decided to do nothing at all at first and sell AS IS, and if it doesn't sell, wait six months and （ then sell. because once sold in 6 months the information is gone and David told me ） to spend some money and clean during that time. remodel and sell it for as much money as possible. For my part, I was actually quite pessimistic, thinking that the buyers would probably be investors who would beat the price very hard, and the key was to see how much I could get for the price. Or maybe no buyer would show up at all and I would have to remodel and then put it up for sale again. However, the advantage for me was that I was never in a hurry, I could wait six months or a year, and I was fine with any amount of long term planning.

However, the result was completely unexpected: I could not believe my ears when David contacted me. I couldn't believe my ears when I heard from David because, to my surprise, several buyers showed up the same day I put it up for sale. They were not investors or anything, but ordinary buyers, and they raised the price among themselves. Incredibly, the house sold for much more than I had hoped, and with the right advice from David , combined with some very good luck, I was able to sell the house for more than I expected . I was fortunate .
