The "Life Issue" support group for Japanese senior citizens over 60 years old living in the U.S. will hold a free Zoom seminar on December 9 on the topic of "What Every Landlord Totenant Should Know".

Just then, today （ (11/28/23/13), I received the following DM from an LA law firm.
They seem to be attracting clients in a big way.

The text reads

●Broken Toilet ・ Sink ・ Shower left unattended
● Broken window that cannot be opened
● Unventilated room
● Door that does not close properly

Law is landlord tenant at peace ・ Comfortable ・ Safe ・ Please keep in mind that we are obligated to provide rental propaties for hygienic daily living.

If you are a landlord who is about to be sued,
please rectify the situation immediately and ensure that your tenants live in a comfortable environment.

Please be aware that if you are sued, it will be very troublesome and will cost you a great deal of money.

Since you are renting the property cheaply, putting up with a few things or saying that you have no choice will not work, so please be prepared for that.
