**_ PUBLIC HEARING NOTICE_*

The *Planning Commission* of the City of Hermosa Beach shall hold an in-person public hearing on *Tuesday, October 15th, 2024 in City Hall Council Chambers located at 1315 Valley Drive,
Hermosa Beach, California 90254* to consider the following:

*(1) REQUEST FOR A CONDITIONAL USE PERMIT (CUP 24-08), PRECISE DEVELOPMENT PLAN (PDP 24-05), AND VESTING TENTATIVE PARCEL MAP (VTPM NO.84442) TO ALLOW A NEW THREE-STORY DETACHED TWO-UNIT CONDOMINIUM DEVELOPMENT AT 921 5TH STREET IN IN THE LIMITED MULTIPLE-FAMILY RESIDENTIAL (R-2B) ZONE, AND DETERMINE THAT THE PROJECT IS CATEGORICALLY EXEMPT FROM THE CALIFORNIA ENVIRONMENTAL QUALITY ACT (CEQA) PURSUANT TO A CLASS 3 EXEMPTION FOR NEW CONSTRUCTION PER SECTION 15303(b) OF THE CEQA GUIDELINES AND THERE IS NO SUBSTANTIAL EVIDENCE DEMONSTRATING THAT ANY EXCEPTIONS IN SECTION 15300.2 OF THE CEQA **GUIDELINES APPLY.*

*(2) REQUEST FOR A CONDITIONAL USE PERMIT (CUP 24-10) AND VESTING TENTATIVE PARCEL MAP (VTPM NO.84286) FOR A TWO-UNIT CONDOMINIUM SUBDIVISION, OF A PREVIOUSLY APPROVED DUPLEX (PDP 24-03), AT 138 1ST STREET IN THE MULTIPLE-FAMILY RESIDENTIAL (R-3) ZONE AND DETERMINE THAT THE PROJECT IS CATEGORICALLY EXEMPT FROM THE CALIFORNIA ENVIRONMENTAL QUALITY ACT (CEQA) PURSUANT TO A CLASS 3 EXEMPTION FOR NEW CONSTRUCTION PER SECTION 15303(b) OF THE CEQA GUIDELINES AND THERE IS NO SUBSTANTIAL EVIDENCE DEMONSTRATING THAT ANY EXCEPTIONS IN SECTION 15300.2 OF THE CEQA GUIDELINES APPLY.*

If you challenge the above matter(s) in court, you may be limited to raising only those issues that are raised at or before the public hearing.
