大家さんとの家賃トラブル

こんにちは。
現在、ロサンゼルスの学校へ留学しているものです。
現在、security deposit の返還に関して大家さんとトラブルが起き、困っています。
内容としては、身に覚えのない修繕、不必要に高い修繕費用、使用許可を得ていたにも関わらず勝手に使用分、等がデポジットから引かれ、全額返ってこないばかりか、プラスで支払いを請求されています。
また、比較的安い場所に選んでしまった私も責任もありますが、そこに住んでいたときは階下の住人がアルコール中毒による騒音トラブルで何度も警察沙汰になり、睡眠を取れない日もありました。
しかし、携帯電話が故障しデータが消失してしまったので、家具やカーペットに関する写真等の証拠もあまりありません。
この場合、デポジットを返還してもらう方法はありますでしょうか？
トランスファーの準備で時間が取れないこともあり、最悪デポジットは取られても、追加の請求を退けたいです。
また、どなたか安価で相談させていただける方がいらっしゃれば教えていただきたいです。

たぶん、文化の違いで向こうの地雷を踏んだのでしょう。うちの常識、隣の非常識。日本の常識が通じないのがアメリカです。

アメリカも家賃が高くて、以下の事情は普通でしょうね。 バブルの弾けた日本人も大変だと思う。
1. 環境の悪い所でのルームレント
2. アルコール中毒が住んでいる
3. 騒音
4. 警察沙汰
5. 故障しやすい携帯
6. たった4ヶ月だけ住んだ―びびなびで1年契約を条件にだす理由が解かる
7. たった＄３００のデポジットでもめる

ルームレントでデポ一ヶ月分とか、一年契約はオーナーサイド要求高過ぎ。普通のアパートじゃないんだから。
